E20 Park Copenhagen completes letting with Drømmeland
E20 Park Copenhagen has now completed a letting agreement with leading bed and bedroom accessories retailer Drømmeland, adding a further retailer to its growing occupier community.
Under the agreement, Drømmeland has taken unit DC 1.4 at E20, which has been created by Aviva Investors, the global asset management business of Aviva plc, and Verdion, the pan-European logistics real estate specialist. Unit DC 1.4 spans a total of 6,948 sq m, including 268 sq m of offices/welfare and a 483 sq m mezzanine in addition to 6,197 sq m of high-quality warehousing.
Headquartered in Bagsværd, near Copenhagen, Drømmeland operates 26 stores across Denmark. Its letting at E20 will help the specialist in customised beds and bedroom solutions to build out and support its existing supply chain across Denmark.
Drømmeland joins Holmris and TyreProff within the 37,678 sq m DC 1 distribution centre. NDI Group and Molo together occupy 12,000 sq m in the adjacent SC1 building.
Verdion and Aviva Investors are currently planning 150,000 sq m of further development across the 38-hectare site, ranging from small warehouse units available for immediate occupation through to large-scale, technically complex buildings. All work undertaken will be developed to high construction and energy-efficiency standards, targeting DGNB ‘Gold’ building certification.
E20 Park is located next to the E20 motorway, just 25 minutes south of Central Copenhagen, providing access to over 40 per cent of the Danish population, which lives within an hour’s drive of the site. The Park has been landscaped with green areas and water features, with plans to include outdoor leisure areas. Good cycling routes also connect the Park with neighbouring residential areas and public transport links.
Daniel Carstens, Senior Asset and Commercial Manager, Verdion, said: “This is the second of two strong lettings in quick succession at E20 Park Copenhagen, with a total of 22,000 sqm transacted and Drømmeland joining a range of household names already established here. We have just one remaining unit with immediate availability in this phase of development – around 7,000 sq m of modern, energy efficient warehousing. Further opportunities on the 150,000 sq m masterplanned site are available on a build to suit basis, with the ability to deliver complex requirements in pharma, groceries and complex e-commerce, as well as last mile logistics space.”
George Fraser-Harding, Head of European Funds at Aviva Investors, added: “We are pleased to have completed a further letting at E20 Park and are excited to continue its future development. Denmark remains one of the most dynamic and important European logistics markets, driven by the continued demand for high-quality distribution hubs across the Nordic region. As the Park moves towards full capacity in what is a hotly-contested market, we believe it shows the quality of the offering we have been able to establish at E20 and why we think it can continue to provide long-term value in our portfolio.”
Frank Stöppel, CEO of Drømmeland, commented: “Our new location at E20 Park Copenhagen lays the logistical groundwork for our planned growth in the years ahead. Its modern infrastructure, central positioning and strong sustainability credentials align perfectly with our strategy to enhance customer service and, operate more efficiently while taking responsibility for our environmental impact.”
E20 Park currently has one remaining unit available in the form of Unit DC 1.3, which provides 6,990 sq m including approximately 250 sq m of offices and 565 sq m of mezzanine. The unit also benefits from 12.2m headroom, 50kN/m² UDL floor loading, LED lighting and an ESFR sprinkler system, with mains services already connected, and a 56-meter-deep fenced yard. Lease terms are available from retained agents CBRE.
