Molo signs up as first occupier for E20 Park Copenhagen

Leading Danish childrenswear company Molo has become the first business to take space at E20 Park Copenhagen, the new logistics park being developed by Verdion and Aviva Investors south of the Danish capital.

Molo has taken Units SC 1.1 and 1.2 combined, a total of 5,732 sqm, with the modern specification of the building and its sustainability credentials being an important part of its decision, alongside availability of the space.

In total, 12,000 sqm of new storage space will be ready for completion at the end of April 2022 offering energy efficient storage, mezzanine and office space close to the E20 motorway, 25 minutes from Central Copenhagen. Discussions are well advanced with a number of businesses keen to take the remaining space.

Daniel Carstens, Commercial Manager at Verdion, said: “This is very well-located logistics space being delivered quickly to high standards of energy and operational efficiency. As a result there is significant interest from a range of Danish and international occupiers.

“We are very pleased to welcome Molo to the park and look forward to handing over its new unit at the end of this month. We’re expecting the remaining space to let quickly, too, and are already pressing ahead with longer-term development plans ready to accommodate a range of specifications and timescales as the local market continues to experience a shortage in supply.”

Mogens Jepsen, CEO of Molo said: “Molo’s overall vision is to be a leader in responsible business operations. That is why our transport and logistics system is essential, and becoming part of E20 Park Copenhagen was an obvious choice. The combination of its sustainable strategies, strategic location and tailor-made solutions will help us sustain our competitive advantage.”

In addition to the first units that will be completed in April, a larger distribution centre of 37,000 sqm is also underway speculatively. It will offer unit sizes from 6,000 sq m upwards, with 12.2m headroom and a 56-meter-deep fenced yard.

All space will benefit from 50kN/m² UDL floor loading, LED lighting and an ESFR sprinkler system, with all mains services connected and available. A DGNB Gold sustainability rating is being targeted. Lease terms are available from retained agents CBRE who advised on the Molo letting.

E20 Park Copenhagen is one of Denmark’s largest logistics parks, offering a wide range of unit sizes on its 38-ha site – from smaller scale warehousing for immediate occupation to very large scale, technically complex buildings. Located close to the town of Solrød, it is 25 minutes away from the city centre with over 40% of the Danish population living within an hour’s drive of the site. It is owned by a Fund managed by Aviva Investors.
